Not investigating the neighborhood

The place where you are buying a home is the place where you are going to be living for the next 15, 20, or even 30 years. You should visit the area at different times of the day to get a feel for what goes on throughout the day.

 

Interview some of the neighbors on how they like the area and the direction they feel it's going. You will likely learn a ton of information your real estate agent couldn't give you because of fair housing laws.

Listening to Advice about What You Can Afford.

You should not be surprised to receive advice from your real estate agent, your mortgage broker, and your lender about what you can afford to pay for your mortgage. It doesn't mean they know your financial situation better than you simply because these professionals have experience in working with borrowers.

 

This is why financial preparation is so significant to home buying. You need to understand your budget and know how much you can afford to spend a mortgage. Don't let anyone talk you into spending more than you are comfortable spending.

Home Inspector

Using the home inspector recommended by your agent. Certainly, it seems like your real estate agent only want to provide you with the help you need. For this reason you hired him, isn't it? It doesn't mean you have to take his suggestions on the professionals to use in the process just because your real estate agent is helping in the home buying process.

 

Actually, it is best if you choose your own inspector because you will never know what kind of relationship the real estate agent has with the inspector and how that relationship impacts your purchase decision. Therefore, you don't have to second guess who is helping whom in the real estate transaction.

Fixer Upper

Buying a fixer upper that you have no intentions working on is another common mistake done during home buying process. Most often, these types of homes look like great deals as you can save tons of money, and afford more than you ever thought possible.

 

But you are going to be living somewhere that is run down if you do not intend to in fact fix the home up. This does not mean that you should avoid fixer uppers, but you should only buy one if you actually think that you will want to get your hands dirty. These can be great buys, but only if you have the time and skill to put work into fixing what is broke.

 

Certainly everyone wants to have their home buying process to carry on smoothly. Some home buying mistakes might be unavoidable, but make sure to take steps to prevent the big home buying mistakes from occurring.
